Title search from title companies and attorneys will be performed to ensure you are receiving a clear title and the process is very similar to what you will be used to in the United States, North America, and other locations.
However, that’s where the similarities end. When it comes to finding listings on land and determining what the best price is, there are a lot of discrepancies.
Finding Land for Sale
Remember the old days of Caveat Emptor (“Buyer Beware”) – They’re alive and well in Belize!
For one, there is no official MLS system. In the U.S. and Canada, we have long enjoyed the efficient marketplace of the MLS. Sites like Zillow and Realtor.com and others who all share and participate in a large marketplace of listings known as the MLS allow us to be able to accurately determine if a home or land is priced accurately.
The open and available system of public records and tax rolls allows us to check facts and research information about real estate. Usually with just a few clicks online.
In Belize, there is no MLS, and almost every real estate agent or agency will have any number of different listings available. Since there is no official cooperation amongst Brokers to share this information the marketplace of real estate listings is highly inaccurate and inefficient. Leaving you as the buyer to wonder if what you’re seeing is the best information.
There is no online public records system either, so getting information about ownership is extremely cumbersome.
For all the websites that do have listings, a large majority of the listings you see online are highly outdated and inaccurate. You could reach out to a broker or agent through their website, and if you’re lucky enough for them to actually get back to you, it’s likely that the listing you inquired about has long since been sold.
However, where there is inefficiency, there is opportunity. The lack of an MLS system may present some challenges, but it also presents the chance to find deals where others may not.
Getting the Best Deals
If you are willing to put in the work and make an effort, you can be rewarded.
If you are in the United States and you want to buy a home or some land, it’s customary to find a good agent who you like and want to work with and have them represent you as a buyer’s agent.
This agent will set about searching the MLS and other listing resources to help you find exactly what you are looking for. Then they will help you through the process and upon settlement be paid a commission for their efforts.
In the U.S. If you hire a bunch of different buyer agents, this would be considered bad form and could even cause legal issues regarding your purchase.
However, in Belize – you NEED to be in contact with multiple agents to be able to get the best deals. Some agents will tell you that they know all the listings that are available, but the fact is they don’t. The market is too inefficient.
It’s much better for you to start getting to know as many real estate agents and real estate professionals as possible! Your chances of finding the best deals and having success will count on it.
Spend time contacting agents and brokers and letting them know your criteria and that if they find the right deal, you are a buyer. But don’t just stick to one. I do believe that you can find and work with the top 3 to 5 agents in the area and in that sense, you would be pretty well covered in discovering inventory.
But don’t let an agent tell you that you need to work with them exclusively. You will end up missing out on too many potential opportunities. Especially when it comes to finding vacant land to buy on Ambergris Caye.
