Location and access
Grand Belizean Estates spreads across a large block of land behind the Secret Beach waterfront, on the west side of Ambergris Caye. It sits about 3 miles from San Pedro Town and reaches back toward the lagoon.
Some lots sit just meters off the south main road into Secret Beach, in front of Habitat Belize and West Caye. Others are deeper in, near Guapo’s First and Last Stop. Grand Mayan Estates lies to the east.
Because the subdivision is so large, “Grand Belizean Estates” covers a wide range of locations. The closest lots are about 0.4 miles from the heart of Secret Beach. The farthest are about 10 minutes away. Always ask exactly where a lot sits.
An established neighborhood
Grand Belizean Estates is one of the original subdivisions in the Secret Beach area. Early marketing around 2010 offered 60 x 75 ft lots for $7,500. Today the same size lot asks $45,000 to $75,000.
For years, much of it was empty bush with stop signs on unbuilt roads. That has changed. It now has extensive road access and a growing number of finished homes, and parcels across the neighborhood are being cleared and prepped for construction.
That gives GBE something the newer areas don’t have yet: an existing base of homes and short-term rentals. Some lots near the beach end are surrounded by established, active Airbnb rentals.
Lots and land conditions
The standard lot is 60 x 75 ft, about 4,500 sq ft (423 m²). Some lots are larger, such as 65 x 80 ft and 75 x 70 ft, and corner lots come up regularly.
Ground conditions vary across a subdivision this size. Many lots are solid, build-ready ground with natural vegetation. Others are lower and wetter. Low lots need clearing and backfill before you can build.
Adjacent lots are often sold together here. Two lots give you room for a home and a pool. Four side by side, about 0.42 acres, give you room for a small compound or several rental cabanas.
Land prices and financing
In 2026, GBE lots ask about $35,000 to $75,000. Distance to the beach is the biggest driver: lots under half a mile from the Secret Beach hub sit at the top of the range, and lots 10 minutes out sit at the bottom.

What’s being built and who it suits
GBE is residential. Owners build off-grid homes, cabins, and casitas for their own use and for short-term rental. New homes are going up across the neighborhood, and more parcels are being prepped for construction.
Grand Belizean Estates fits you if you want:
- One of the lowest entry prices near Secret Beach
- A lot within half a mile of the beach, at the top of the range
- An established neighborhood with existing homes and rentals around you
- Seller financing with a modest down payment
- Several adjoining lots for a small compound or rental cluster
It is a poor fit if you want design standards, a gated entrance, or a uniform neighborhood. GBE is large and varied, and lots differ widely from one block to the next.
Off-grid living and utilities
There is no utility power in Grand Belizean Estates today. Homes run on solar with battery storage, rainwater catchment, and septic. A properly sized system runs air conditioning, a full kitchen, and everything else a vacation guest expects. Our homes are built this way.
That is starting to change. In October 2026, power poles began going up along the main road to Secret Beach, near the main turn past the new gas station, starting at the east end. Nobody has published a timeline or a build-out plan, so don’t buy expecting a grid connection on a set date. We cover what we know in Is Electricity Coming to Secret Beach?
When the grid does arrive, solar becomes backup and a way to cut the power bill. A well-designed system keeps working either way. For details, see our guide to designing a solar system for Secret Beach.
Ownership and land use
Land in Grand Belizean Estates is held in fee simple under a Belize land certificate. Foreigners buy and hold title on the same terms as Belizeans.
There is no HOA and no deadline to build. Property tax runs about $75 per lot per year. Running a rental in Belize requires the proper licensing, which we handle for the homes we build.
Before you buy
GBE is big, and two lots with the same name and size can be very different buys. Check these before you make an offer:
- Exact location. Get the parcel number and see it on a map. “Grand Belizean Estates” can mean 0.4 miles from the beach or 10 minutes away.
- Elevation and drainage. Is the lot solid high ground or low and wet? Visit in or after the rainy season if you can.
- Fill estimate. If the lot is low, get a clearing and backfill quote and add it to your land cost.
- Road access. Confirm the lot fronts a built road, not just one on the plat.
- Survey. Confirm the boundaries on the ground match the land certificate. We can arrange a land survey.
- Title. Have a Belize attorney confirm a clean land certificate before closing.
- Comparable sales. Price the lot against others at a similar distance from the beach, not just against the asking price next door.
If you are not in Belize, you can’t walk the lot yourself. Have someone you trust walk it for you before you commit.
