Palmaya Woods is a subdivision located off the North Main Rd, less than a mile from the waterfront of Secret Beach. It’s Belize’s fastest-growing community, located on the island of Ambergris Caye.
The neighborhood has only one road in and out, with multiple cul-de-sacs throughout the subdivision, keeping it private to residents and guests without lots of drive-by traffic.




Two ponds are located at the front of the neighborhood. These ponds are brackish waters containing small landlocked tarpon, barracuda, and mangrove snapper. Fly-fishermen are often seen casting into these ponds, searching for the small tarpon. Find your land in Secret Beach, and soon you will be fishing for Tarpon in your backyard.
Elevation of home lots varies. The northwest section is a low-lying area dominated by mangroves, which can fill with water during the rainy season. Preparing these lots for construction often requires large amounts of backfill material. For buy-and-hold investors, this is less of a concern, but understand the resale value of comparable lots in the area based on elevation.
Other sections of Palmaya Woods are at high elevation, with extensive bedrock and lots well above the high-water marks. It’s important to do a site-check assessment when looking at land in this area.
As of 2026-27, land prices range from $45,000 USD for interior, low-lying lots to $90,000 USD for pond-front lots with water views. Elevation will affect value. Most lots in Palmaya Woods are larger than the average at 75′ x 100 ‘.
