The Secret Beach waterfront is the strip of land from the beach itself back about 10 to 15 rows. It is where the bars, restaurants, and swimming are, and where land is most expensive. Beachfront lots ask $545,000 to $699,000. By the ninth row, lots ask about $70,000.

Location and the beach itself
Secret Beach is on the west coast of Ambergris Caye, north of San Pedro Town. From town, it is a 20 to 30 minute ride by golf cart or taxi, depending on road conditions.
The beach faces west, so the island itself shelters it. The water is calm, shallow, and warm, and the sun sets straight out over the water every night. Much of the Caribbean has struggled with sargassum seaweed in recent years. Because of its west-facing position, Secret Beach generally avoids the worst of it.
The waterfront is lined with beach bars, restaurants, lounge chairs, and water activities, plus a water park. Weekday mornings are quiet. Weekends and high-season afternoons are busy and loud, and that is a fair preview of what owners near the beach hear.
How price falls with distance
On the waterfront, location is measured in rows back from the sand, and price drops fast as you move inland.
Per square foot, current beachfront asks about $63 to $80. A second-row lot in the center of the strip asks about $47. A few rows back, within walking distance, lots ask $11 to $14. By the ninth row, about $16.
The first two rows carry the premium. After that, waterfront-area land prices come down to roughly the level of the better interior subdivisions. If walking to the beach matters more to you than seeing it, a lot a few rows back offers most of the location for a fraction of the cost.
Lots and land conditions
Beachfront lots typically have 60 to 65 ft of frontage and run 135 to 145 ft deep. Some come with improvements already in place. One current listing has a seawall and a permitted 125-ft pier with a covered dock.
Behind the beach, lot sizes vary. Some sellers describe 50 x 75 ft as the standard Secret Beach lot. Others offer 60 x 80, 65 x 105, 70 x 100, 75 x 100, or 90 x 50 ft. Some lots a block back are already cleared, filled, and prepped. Others are raw.
The main boulevard into Secret Beach is about 150 ft wide and is marketed as a commercial corridor. Lots on or near it are marketed for commercial use as well as homes.

Fewer waterfront listings advertise seller financing than in the interior subdivisions, and parcel 10130 is cash only. Ask each seller about terms.
What’s being built and who it suits
The waterfront is the commercial heart of Secret Beach. The beachfront holds bars, restaurants, cabanas, boutique rentals, and the water park, alongside private homes. Large beachfront parcels are being marketed for resort and restaurant projects. Behind the first rows, most land for sale is marketed for homes and vacation rentals.
The waterfront fits you if you want:
- To walk to the beach, or live on it
- A vacation rental where guests can step out to the water
- A commercial site: a bar, restaurant, dive shop, or small resort
- Sunset views over the water from your own property
It is a poor fit if you want quiet. On busy days, the beach is loud and the road is full of golf carts. For quiet with easy beach access, look a few rows back or at the residential subdivisions behind the strip.
Off-grid living and utilities
There is no utility power on the Secret Beach waterfront today. Homes and businesses run on solar with battery storage, sometimes backed by generators, along with rainwater catchment and septic. A properly sized solar system runs air conditioning, a full kitchen, and everything else a vacation guest expects. Our homes are built this way.
That is starting to change. In October 2026, power poles began going up along the main road to Secret Beach, near the main turn past the new gas station, starting at the east end. Nobody has published a timeline or a build-out plan, so don’t buy expecting a grid connection on a set date. We cover what we know in Is Electricity Coming to Secret Beach?
When the grid does arrive, solar becomes backup and a way to cut the power bill. A well-designed system keeps working either way. For details, see our guide to designing a solar system for Secret Beach.
Ownership and land use
Land here is held in fee simple under a Belize land certificate. Foreigners buy and hold title on the same terms as Belizeans.
Belize law guarantees public access to all beaches. A beachfront lot gives you the frontage and the view, not a private beach. Expect visitors on the sand in front of your property.
Use is flexible. Many waterfront lots carry no HOA and no build timeline, and beachfront parcels are marketed for homes, bars, restaurants, and resorts. Piers and seawalls need permits. Running a rental or a business in Belize requires the proper licensing, which we handle for the homes we build.
Before you buy
Waterfront land costs the most at Secret Beach, so mistakes cost the most too. Check these before you make an offer:
- Exact row. Confirm how many rows back the lot is, and what sits between it and the water.
- Neighbors. Find out what is next door or planned there. A bar or resort beside you changes both your rental and your sleep.
- Seawall and pier. If the lot has them, get the permits and their condition. If not, ask what it takes to add them.
- Elevation and fill. Confirm whether the lot is cleared and filled, and its elevation relative to storm surge.
- Road access. Confirm the lot fronts a built road year-round.
- Survey. Confirm the boundaries and frontage on the ground match the land certificate. We can arrange a land survey.
- Title. Have a Belize attorney confirm clean title before closing.
- Comparable sales. Price against lots in the same row, not against lots one row closer or farther.
If you are not in Belize, you can’t walk the lot yourself. Have someone you trust walk it for you before you commit.
