Location and access
Ambergris Woods sits in the Secret Beach area on the west coast of Ambergris Caye, north of San Pedro Town. The subdivision is marketed on its closeness to the ocean and to the beach bars and restaurants of Secret Beach.
We have not seen a published distance to the beach or a road map for the subdivision. Before you buy, get the parcel number and confirm the exact location, the drive time to the beach, and whether the lot fronts a built road.
What sets Ambergris Woods apart
Lot size. At 65 x 85 ft, an Ambergris Woods lot is about 5,525 sq ft. The common lot in neighboring subdivisions is 60 x 75 ft, or 4,500 sq ft. That is more than 20% more land for a house, a pool, or a casita.
Ambergris Woods lots rarely appear in public listings, which makes current pricing harder to pin down. Ask for recent sales before you make an offer.
Lots and land conditions
Lots are 65 x 85 ft, about 5,525 sq ft. That is slightly larger than the standard lot in the Secret Beach area.
We have no published data on elevation, clearing, or fill for Ambergris Woods. Ground conditions vary across the Secret Beach area, from solid high ground to low, wet lots that need heavy backfill. Have any lot here assessed before you commit.
Land prices and financing
The most recent published asking price for an Ambergris Woods lot is $85,500 for 65 x 85 ft. That listing was first posted in 2020 and last updated in 2024. We have not found a current 2026 listing.
For context, ordinary 60 x 75 ft lots in nearby subdivisions ask $45,000 to $85,000 in 2026. A larger Ambergris Woods lot should be priced against those, adjusted for its extra size and its location.
Financing terms vary by seller. Ask whether owner financing is available.
What’s being built and who it suits
We have not found a public count of homes in Ambergris Woods. Owners have full freedom to build when they see fit, or to hold the land.
Ambergris Woods fits you if you want:
- A larger-than-standard lot near Secret Beach
- Room for a home plus a pool or casita without buying two lots
- Flexibility to build now or land-bank for later
It is a poor fit if you need a well-documented market with plenty of comparable sales. Pricing here takes more legwork.
Off-grid living and utilities
There is no utility power in the Secret Beach area today. Homes run on solar with battery storage, rainwater catchment, and septic. A properly sized system runs air conditioning, a full kitchen, and everything else a vacation guest expects. Our homes are built this way.
That is starting to change. In October 2026, power poles began going up along the main road to Secret Beach, near the main turn past the new gas station, starting at the east end. Nobody has published a timeline or a build-out plan, so don’t buy expecting a grid connection on a set date. We cover what we know in Is Electricity Coming to Secret Beach?
When the grid does arrive, solar becomes backup and a way to cut the power bill. A well-designed system keeps working either way. For details, see our guide to designing a solar system for Secret Beach.
Ownership and land use
Foreigners buy and hold land in Belize on the same terms as Belizeans. Land in the Secret Beach area is typically held in fee simple under a Belize land certificate. Confirm how title is held for the specific lot, whether directly or through a company.
There is no requirement to build. We have not seen published HOA rules or building restrictions for Ambergris Woods; ask the seller for any recorded covenants. Running a rental in Belize requires the proper licensing, which we handle for the homes we build.
Before you buy
With little public data on Ambergris Woods, your own due diligence carries more weight here than anywhere else at Secret Beach. Check these before you make an offer:
- Exact location. Get the parcel number, see it on a map, and drive to it. Confirm the time to the beach.
- Road access. Confirm the lot fronts a built road.
- Elevation and drainage. Is the lot high ground or low and wet? Get a clearing and backfill quote if needed.
- Recent sales. Ask for actual sale prices in Ambergris Woods, not just asking prices.
- Covenants. Ask whether any HOA, design rules, or use restrictions are recorded.
- Survey. Confirm the boundaries on the ground match the land certificate. We can arrange a land survey.
- Title. Have a Belize attorney confirm clean title, and how it is held, before closing.
If you are not in Belize, you can’t walk the lot yourself. Have someone you trust walk it for you before you commit.
